How this Victoria stamp duty calculator works

In Victoria, transfer duty is generally based on the dutiable value of the property. This calculator uses the common residential rate tiers and then applies selected settings like first home buyer concessions and foreign purchaser additional duty.

The calculator uses these standard transfer duty tiers (general residential estimate):

First home buyer concessions in Victoria

1) Full exemption (up to threshold)

If you are an eligible first home buyer and the property is your principal place of residence, a full duty exemption can apply for homes up to a certain value.

2) Partial concession (between thresholds)

A sliding concession can apply above the full exemption threshold and below the upper limit. In this calculator, the common range of $600,001 to $750,000 is applied using a linear reduction method.

3) Above concession cap

If the property value is above the concession cap, standard estimated duty applies.

Foreign purchaser additional duty

For foreign buyers purchasing residential property, additional duty may apply in Victoria. This calculator applies an 8% surcharge when the foreign purchaser option is selected.

Quick examples

Example A: Standard buyer at $700,000

This may qualify for full exemption based on eligibility rules, resulting in significantly lower duty.

Example C: Foreign buyer at $900,000

Standard base duty is calculated first, then 8% surcharge is added to produce total estimated duty.
