Scotland LBTT Calculator

Estimate Land and Buildings Transaction Tax (LBTT) for residential property purchases in Scotland.

This tool uses Scotland residential LBTT bands and lets you include Additional Dwelling Supplement (ADS). It is an estimate only and not financial or legal advice.

Understanding land tax in Scotland

If you're buying a home in Scotland, the tax you usually need to budget for is Land and Buildings Transaction Tax (LBTT). It works similarly to stamp duty in other parts of the UK, but with Scotland-specific thresholds and rates.

A good land tax calculator for Scotland helps you estimate your bill before you make an offer, so you can avoid nasty surprises close to completion day. Even a rough estimate can improve your budget planning, mortgage setup, and savings timeline.

What this calculator includes

  • Residential LBTT tiered bands
  • First-time buyer residential relief
  • Additional Dwelling Supplement (ADS) as a configurable percentage
  • Band-by-band tax breakdown so you can see how the total is built

Current residential LBTT structure used in this page

Price band Rate
£0 to £145,000 0%
£145,001 to £250,000 2%
£250,001 to £325,000 5%
£325,001 to £750,000 10%
Over £750,000 12%

First-time buyer relief in Scotland

For qualifying first-time buyers, the 0% band is extended from £145,000 to £175,000. That means a portion of your purchase may be taxed less than it would be under standard rates.

In the calculator above, selecting the first-time buyer option swaps in those relief thresholds automatically.

Additional Dwelling Supplement (ADS)

If you are purchasing an additional residential property (for example, a buy-to-let or second home), ADS may apply on top of normal LBTT. ADS is charged as a percentage of the full purchase price.

Because policy can change over time, this calculator allows the ADS percentage to be adjusted manually. The default value is set to 8%.

Example scenarios

Example 1: Standard purchase at £300,000

  • 0% on first £145,000
  • 2% on next £105,000
  • 5% on next £50,000

Total LBTT comes from adding the tax due in each band. The tool does this instantly and shows each line clearly.

Example 2: Additional dwelling at £240,000

Standard LBTT is calculated first, then ADS is added as a separate amount. This can materially increase your up-front completion costs, so it's worth checking early in your buying process.

Other costs buyers should budget for

Land tax is only one part of the total buying cost. You may also need to plan for:

  • Solicitor or conveyancing fees
  • Mortgage arrangement and valuation fees
  • Survey costs
  • Removal expenses and immediate repairs
  • Insurance and utility setup costs

Tips for using a Scotland LBTT calculator properly

  • Use realistic purchase prices, not just listing figures.
  • Run a few scenarios (offer price, agreed price, backup budget).
  • Check whether first-time buyer status truly applies to your case.
  • Confirm ADS treatment with your solicitor if your ownership history is complex.
  • Re-check rates near completion in case legislation changed.
