What Is LBTT?

First-Time Buyer Relief

Eligible first-time buyers can get relief by increasing the 0% threshold. In this calculator, the first threshold is set to £175,000 when “First-Time Buyer” is selected.

This can reduce the tax due compared with a standard buyer purchasing at the same price. If you are unsure whether you qualify, check with your conveyancer because eligibility can be affected by previous ownership history, including ownership outside Scotland.

Additional Dwelling Supplement (ADS)

If you are purchasing an additional residential property (for example, a buy-to-let or second home), you may also have to pay ADS. This calculator applies ADS at 8% when selected.

ADS is generally charged on the full purchase price and added to your standard LBTT amount. There are specific rules and potential refunds in some cases, such as replacing a main residence within time limits.

  • First £145,000 at 0% = £0
