How to Calculate Tile Coverage in m²

When planning a tile project, the first number you need is total area in square meters (m²). Start by multiplying room length by room width:

Room area (m²) = Length (m) × Width (m)

If part of the space will not be tiled (for example, fixed cabinets or a kitchen island), subtract that excluded area. After that, add a waste allowance to cover breakage, trimming, and future repairs.

Why Tile Size Matters

Tile dimensions are usually listed in millimeters, not meters. To get tile area in m², convert mm to meters first:

Tile area (m²) = (Tile length in mm ÷ 1000) × (Tile width in mm ÷ 1000)

For a 600 × 300 mm tile:

  • 600 mm = 0.6 m
  • 300 mm = 0.3 m
  • Tile area = 0.6 × 0.3 = 0.18 m²

Tile Quantity Formula

After adding waste, divide the total required m² by tile area:

Tiles needed = (Net area × (1 + Waste %)) ÷ Tile area

Always round up to the next whole tile. You cannot buy fractional tiles in most cases, and rounding down often causes shortages near the end of installation.

Room details

  • Length: 4.5 m
  • Width: 3.2 m
  • Excluded area: 0.9 m²
  • Tile size: 600 × 600 mm
  • Waste: 10%

Step-by-step

  • Room area = 4.5 × 3.2 = 14.40 m²
  • Net area = 14.40 - 0.90 = 13.50 m²
  • Area with waste = 13.50 × 1.10 = 14.85 m²
  • Tile area = 0.6 × 0.6 = 0.36 m²
  • Tiles needed = 14.85 ÷ 0.36 = 41.25
  • Final order quantity = 42 tiles

Waste percentage depends on layout complexity and tile type:

  • 5–8% for simple square rooms with large tiles and straight pattern
  • 10% for typical residential projects
  • 12–15% for diagonal layouts, small-format tiles, or many corners
  • 15%+ for highly patterned tiles where matching orientation matters
