What is NSW stamp duty?
Stamp duty in NSW is a state government tax charged when property ownership is transferred. For most home buyers, it is calculated from the property’s dutiable value, usually the purchase price or market value (whichever is higher in some circumstances).
The amount is not a flat percentage. NSW uses a tiered scale, which means higher portions of value are taxed at higher marginal rates.

First home buyer concession (quick estimate)
If you select First home buyer, this calculator applies a simplified estimate of the NSW First Home Buyer Assistance Scheme:
- Up to $800,000: full exemption (estimated duty = $0)
- $800,000 to $1,000,000: partial concession (estimated on a sliding reduction)
- $1,000,000+: no concession in this estimate
Eligibility depends on legal criteria such as residency, occupancy requirements, and prior ownership history. Always confirm with Revenue NSW or your conveyancer.
Foreign purchaser surcharge
NSW applies surcharge purchaser duty for foreign persons. This calculator uses an 8% surcharge estimate based on property value when you select “Yes”.

Example scenarios
Example 1: Standard buyer, $900,000 purchase
A standard buyer at $900,000 pays the full transfer duty amount from the NSW scale. No first home discount is applied.
Example 2: First home buyer, $780,000 purchase
Using the estimate in this calculator, duty is fully exempt because the value is at or below $800,000.
Example 3: Foreign purchaser, $1,200,000 purchase
Duty includes standard transfer duty plus an additional 8% surcharge on the property value.
