What this NSW stamp duty calculator does
In New South Wales, stamp duty on property is officially called transfer duty. It is usually one of the biggest upfront costs when buying a home, investment property, or vacant land. This calculator gives you a quick estimate so you can budget with more confidence.
The calculator can estimate:
- Standard NSW transfer duty based on property value
- First Home Buyer Assistance Scheme (FHBAS) exemption/concession estimate
- Foreign purchaser surcharge duty (if applicable)
- Total estimated duty payable
NSW transfer duty rates used in this calculator
The tool uses a common NSW transfer duty scale format (including premium-rate treatment at high values) and applies it progressively across value bands.
| Dutiable value | Estimated duty formula |
|---|---|
| $0 to $17,000 | 1.25% of value |
| $17,001 to $36,000 | $212 + 1.5% of amount over $17,000 |
| $36,001 to $97,000 | $497 + 1.75% of amount over $36,000 |
| $97,001 to $364,000 | $1,564 + 3.5% of amount over $97,000 |
| $364,001 to $1,212,000 | $10,909 + 4.5% of amount over $364,000 |
| $1,212,001 to $3,636,000 | $49,069 + 5.5% of amount over $1,212,000 |

First home buyer concessions in NSW (estimate logic)
If you select Eligible first home buyer, this page applies a simplified estimate aligned with commonly used FHBAS thresholds:
For homes (new or existing)
- Up to $800,000: full exemption (estimated duty = $0)
- $800,000 to $1,000,000: partial concession (sliding scale)
- Above $1,000,000: no first-home concession in this model
For vacant land
- Up to $350,000: full exemption
- $350,000 to $450,000: partial concession (sliding scale)
- Above $450,000: no first-home concession in this model
Eligibility conditions can include occupancy requirements, timing rules, and purchaser status tests. Always confirm your personal eligibility before relying on any estimate.
Foreign purchaser surcharge duty
If you tick the foreign purchaser checkbox, the calculator adds an estimated 8% surcharge on the property value. This surcharge is calculated separately from standard duty and then added to the total estimate.
Example scenarios
Example 1: Owner-occupier buying at $900,000 (not first-home eligible)
You will generally pay full transfer duty based on the progressive NSW scale. At this price point, duty is a substantial upfront cost, so include it in your cash-to-complete calculations.
Example 2: Eligible first home buyer purchasing at $780,000
With the selected first-home settings, this estimate applies a full exemption, so transfer duty may be $0 (subject to eligibility and current law at the transaction date).
Example 3: Foreign purchaser at $1,200,000
Total duty can be significantly higher because the 8% surcharge is added on top of standard transfer duty. In practical budgeting, this often changes loan and deposit strategy.
Other buying costs to budget for
Stamp duty is only one piece of the upfront property cost stack. Also consider:
- Conveyancing/solicitor fees
- Building and pest inspections
- Loan application and valuation fees
- Lenders Mortgage Insurance (if applicable)
- Registration and transfer fees
- Moving costs and immediate repairs
Frequently asked questions
Is this an official government calculator?
No. This is an educational estimate tool built to help with planning.
Why might my final duty be different?
Your final assessment can differ due to updated thresholds, concessions, contract structure, purchaser type, or Revenue NSW interpretation of dutiable value.
What is dutiable value?
Usually the higher of purchase price and market value. That means duty may not always be based only on the contract price.
